Yes — completely private for your group only.

• No amplified music is permitted at any time

• Quiet hours: 10:00 PM – 8:00 AM
• Council rules: only one guest in the garden after 10 PM (quiet use only)

Payment Terms

Full payment is required at the time of booking to confirm and secure your reservation.
We accept secure payments via Stripe and PayPal.

For longer corporate stays, staged or monthly invoicing can be arranged by prior agreement.

Security Deposit

No security deposit is required. However, guests remain fully liable for any damage, loss or breach of house rules during their stay.

Invoicing

Formal invoices are available for company accounts and expense claims.

Do you offer corporate rates or long-stay discounts?

Yes. Preferential rates are available for extended stays and repeat corporate bookings.

Are there any hidden fees?

Cancellation Policy

Short stays (1–7 nights):
• Cancellations made more than 14 days prior to arrival receive a 50% refund
• Cancellations made within 14 days of arrival are non-refundable

Mid stays (8–27 nights):
• Cancellations made more than 21 days prior to arrival receive a 50% refund
• Cancellations made within 21 days of arrival are non-refundable

Long stays (28 nights or more):
• All long-stay bookings are strictly non-refundable
This protects availability that has been exclusively reserved for your stay.

Absolutely. We offer fast Wi-Fi, a dedicated workspace, easy parking, and a quiet environment — perfect for contractors and corporate guests.

• Maximum occupancy is strictly limited to 6 guests, including children.

• The lead guest must be at least 21 years old and remain at the property for the duration of the stay.

• The property is not suitable for parties, events, stag / hen groups, or large gatherings.

Unfortunately, pets are not permitted on the property.

Smoking is not allowed inside the house. Guests are welcome to smoke outdoors in the garden area and are kindly asked to dispose of cigarette waste responsibly.

Our nightly rate includes:

• Accommodation for the number of guests stated in your booking

• Exclusive use of the entire property, including the private hot tub, Wi-Fi, parking, dedicated workspace, Netflix and more

• Fresh bed linen, towels, bathrobes and basic toiletries

• All utilities (gas, electricity and water)

• Optional weekly housekeeping for longer stays, available on request
