Speckle Nest

By confirming a booking at Speckle Nest, you agree to the following Terms & Conditions. These are in place to ensure a safe, respectful, and enjoyable stay for all guests and to comply with local licensing requirements.

1. Occupancy & Guest Requirements

  • Maximum occupancy is strictly limited to 6 guests.

  • The primary guest must be 21 years or older and must remain at the property for the duration of the stay.

  • The property is not suitable for parties, events, stag or hen groups, or large gatherings.

2. Check-In & Check-Out

  • Check-in: from 4:00 PM

  • Check-out: by 11:00 AM

Early check-in or late check-out may be available upon request and must be arranged in advance.

3. Length of Stay

  • Minimum stay: 1 night (subject to change during peak seasons or special event periods).

  • We welcome both short-term and long-term stays, including extended bookings beyond 28 nights.

  • Long-term stays are offered by arrangement and may be subject to specific terms agreed at the time of booking.

4. Payment, Invoicing & Cancellation

Payment Terms

  • Full payment is required at the time of booking to confirm and secure your reservation.

  • Secure payments are accepted via Stripe and PayPal.

  • For longer corporate or extended stays, staged or monthly invoicing may be arranged by prior agreement. Please contact us to discuss available options.

Security Deposit

No security deposit is required. However, guests remain fully liable for any damage, loss, or breach of house rules during their stay.

Invoicing

Formal invoices are available upon request for company accounts and expense claims.

Cancellation Policy

Cancellation terms vary depending on the length of stay:

Short stays (1–7 nights):

  • Cancellations made more than 14 days prior to arrival receive a 50% refund.

  • Cancellations made within 14 days of arrival are non-refundable.

Mid stays (8–27 nights):

  • Cancellations made more than 21 days prior to arrival receive a 50% refund.

  • Cancellations made within 21 days of arrival are non-refundable.

Long stays (28 nights or more):

  • All long-stay bookings are strictly non-refundable, as availability is reserved exclusively for the guest’s stay.

5. Cleaning

Cleaning is included in the booking price unless stated otherwise at the time of booking.
There are no hidden charges.

6. Hot Tub Use

  • The hot tub is available for guest use daily between 8:00 AM and 9:00 PM.

  • In accordance with licensing requirements, hot tub use must end by 9:00 PM.

  • Guests must follow all safety instructions provided on-site and in the digital guest guide.

  • Misuse, neglect, or failure to follow instructions may result in additional cleaning or maintenance charges.

Use of the hot tub is entirely at the guest’s own risk. Children must be supervised at all times.

7. Quiet Hours & Neighbourhood

  • Quiet hours are observed between 10:00 PM and 8:00 AM.

  • In line with licensing conditions, only one guest is permitted in the garden area after 10:00 PM.

  • Speckle Nest is located in a peaceful residential area, and guests are expected to respect neighbours and surroundings at all times.

8. Pets & Smoking

  • Pets are not permitted on the property.

  • Smoking is not allowed inside the property.

  • Guests may smoke outdoors and must dispose of waste responsibly.

9. Legal Compliance

This property is registered as a short-term let in accordance with Scottish Government licensing regulations.

All guests agree to comply with local laws and regulations set by Perth & Kinross Council and applicable short-term let legislation.

10. Liability

Guests are responsible for their personal belongings during their stay.
The host accepts no liability for accidents, injuries, loss, or damage to personal property occurring on the premises.

11. Damages & Responsibility

Guests are responsible for any damage caused during their stay beyond normal wear and tear. This includes damage to furniture, fixtures, appliances, décor, and outdoor amenities, including the hot tub.

Where damage occurs, the host reserves the right to seek reimbursement for repair or replacement costs. Guests will be notified within 48 hours of check-out, supported by photographic evidence and a breakdown of charges where applicable.

12. Acceptance of Terms
